As the real estate market continues to change, one local agent has mastered the art of "Elite Target Marketing" to expose their properties to the most opportune buyers, selling them for more money.
SANTA ROSA, Calif. - BostonChron -- If you've followed the Santa Rosa real estate market for a while, you've undoubtedly heard of Bret Menze, as he's one of the most respected agents in town when it comes to marketing homes to sell for the largest amount of money. Now, he's improved his approach with the latest addition to his advertising arsenal with what he calls his "Elite Target Marketing" method.
The antiquated practice of placing a house listing in local newspapers and magazines along with all the other houses for sale has become a thing of the past. Bret Menze has perfected a tactic he uses in Elite Target Marketing where he invests his own money to expose your property to the most suitable homebuyers based on demographic information - their current interests, hobbies, family size, age and even net worth and credit score.

In today's world, marketing is all about matching up your product with the people that are most likely to have an interest in it. It's just like when you're at the grocery store and you see the coupons that print out based on the products that you tend to buy.
When asked how this new-age approach to marketing and selling more homes works, Bret said the following: "If a home is in a desirable school district, it usually comes with a slightly higher property tax base. It wouldn't make sense to market that home to retired couples, but it's a perfect fit for a family that has children of school age. If the home has a fenced yard, we can expose it to those that have the appropriate income and also have a dog or cat. If it has a wine cellar, we can directly market to people that subscribe to wine enthusiast magazines or otherwise have a wine collection. This allows buyers to absolutely fall in love with the home, and they often pay a premium for something that matches their exact criteria. In essence, we can market it as their "Dream Home" even though it would be considered "just another house for sale" to the other homebuyers in the marketplace. Using this more aggressive approach, we sell homes for more money. With the demographic data available for purchase from online and offline marketing firms, it just doesn't make sense for an agent to simply list a home on the MLS system and then pray for a possible buyer sometime down the road. Bret Menze Real Estate will continue to implement our exceptional marketing program for all of our wonderful clients who have trusted us with the tremendous responsibility of selling their #1 asset."
